Northern Virginia Neighborhood Spotlight: Country Roads, PWC

Hello all and welcome to the first installment of one of my favorite feature articles: Neighborhood spotlight. I will be going into a different Northern Virginia neighborhood and giving you a peek inside. I am going to talk about special features, schools, home types and maybe even find out all the good secrets, like the best places to order pizza.  

So today, I will be starting with the near and dear to my heart… my own neighborhood, known as Country Roads. Situated in Prince William County, on the border of the City of Manassas (our address is Manassas but we fall outside the city limits) and Bristow area. It offers easy access to tons of amenities within 10 minutes including:

  • a variety of grocery stores,
  • local and box retail offerings
  • restaurants
  • Old Town Manassas including the VRE commuter train
  • a mall
  • Two Silos Brewery
  • An HOA community with its own pool and small park.

It is extremely family-friendly, and you will constantly see children playing together in the cul-de-sacs and neighbors coming together for BBQ’s or even just to watch the kids play.

EASY NIGHT OUT

Old Town Manassas – Old Town Manassas has tons to offer. It is not only adorable but home to many locally owned shops and restaurants. Two of this northern Virginia neighborhood’s favorites are here: Phlly Tavern and Siam Classic. Personally, I also really enjoyed Zandra’s Taqueria when I stopped in with my family. There is also a picture perfect pavilion area with a “LOVE” Train. The area is steeped in history. Be sure to keep an eye for my blog post detailing more into that soon!

Two Silos Brewery – Two Silos is one of those places that makes you almost get into an accident as you drive by (especially at night) because you have to turn your head and say “What is that place?”. The décor, the lighting, the awe-inspiring feeling that can be felt from the road as you pass, it is perfect place for night out. Whether it is with your significant other or a group of friends (COVID RESTRICTIONS MAY APPLY. ALWAYS CALL AHEAD).  The food is delicious and the beer is always fantastic.

FUN WITH KIDS

While COVID has put a limit on the number cool things to do with kids in the area, there are several small parks nearby. The HOA offers a park right in the Country Roads neighborhood. There is small park and tot lot in downtown Manassas that is very well maintained and easy to access. There is also a park called Kinsley Mill Park about a mile and half down away on Hastings Road. It is also only a short ride to Burke Lake Park, which is huge and so much fun!

THE HOMES

The Real Estate Stuff: Like many suburban Northern Virginia neighborhoods, it is a combo of 4 different home designs. It was originally built in the late 1980’s. There are three homes originally designed as 3 bedroom/2 bath. Each model runs around 1800 square feet above grade. They are the York, Roanoke, and James. The Potomac is the larger 4-bedroom design. It runs around 2100 square feet above grade. All of them have basements, many of which have now been finished.

THE LAYOUT

The subdivision consists of 3 main roads that form a circle with 5 cul-de-sacs and a road connecting to the Mayfair subdivision. Three of the cul-de-sacs also have a private road pipe stem. The park and pool have easy access at the end of the first cul-de-sac.  

THE PEOPLE

Totally awesome. The neighborhood feel is amazing. (Pre-Covid) The HOA has scheduled many family events. Neighbors truly seem to enjoy each other company. While there has been some turnover throughout the years, there are still several “original owners” in the neighborhood as well. It is very family friendly and typically pretty quiet once the kids go inside (Haha).
